Term and conditions

Please read these terms and conditions carefully as these conditions incorporate the basis on which reservations are accepted. By making a reservation, you accept the terms of these booking conditions.

Booking Payments – A 50% payment is required at the moment of booking your accommodation. If your arrival date is less than 14 days  when you booked your accommodation, the full amount is required to be paid. The balance for your accommodation is due 14 days prior to arrival. Failing to pay the balance will result in the cancellation of the booking. See Cancellation Policy.

Method of payment: EFT (electronic fund transfer)

Cancellation Policy.

We offer FREE cancellation and 100% refund, right up until 14 days prior to your arrival.

Peak season cancellations within 21 days of arrival are not refundable.

A 50%cancellation fee applies to the reservation cost if a booking is cancelled within 14 – 5 days of check-in.

A 100% cancellation fee applies of the entire reservation cost if the booking is cancelled within 5 days of check-in.

We can also offer to postpone your booking. Additional charges may apply if the daily rates of your postponed stay are higher than the original booking.

Arrivals & Departures.

The premises are let to you only for the period stated on your booking confirmation and the number of occupants must not exceed the number stated. The premises are available from 2.00 pm on the day of arrival. Properties must be vacated by 10.00 am on the day of departure and left in a clean and tidy manner. Please return all keys as per your email instructions after vacating your accommodation. Failure to vacate will incur an additional charge. In the event of an early departure, there is no refund.

If you need an early check in please let us know and we will do our best to make it happen.

Schoolie Bookings.

We are unable to accept ‘Schoolie’ bookings of any kind.

Cleanliness and Damages.

Our housekeepers do not remove garbage or wash dishes for guests so please ensure that all garbage is removed from your holiday property and placed in the bins provided. Please ensure all dishes are washed and put back in cupboards prior to departure and ensure Barbeque is left clean and tidy. Failure to do so will incur an additional charge of $50.00.

Excessive Noise Policy.

Excessive noise caused by loud music, televisions, partying and loud cars will not be permitted between 9.00 pm to 7.00 am. Guests will make every possible effort to ensure that they do not cause a nuisance to adjoining or neighbouring properties and all by-laws and regulations must be observed. Any guests found to be breaching these guidelines will be immediately terminated from the premises.

Additional Terms & Conditions.

No pets are permitted on the premises.

Strictly no smoking within the premises. If you do smoke outside, please close doors and windows to avoid smoke blowing through the property.

No responsibility is taken for guest’s personal property left on site.
